Located at the historic site of a woolen mill complex in Marcellus,
New York, the Upper Crown Mill Condominiums feature 32 single-level
residences and 4,000 square feet of commercial office space arranged
into a campus of four buildings modeled after the appearance of
the former industrial center.
The site of the Upper Crown Mill Condominiums was used as an
industrial center from 1812 until late in the 20th century. Early
manufacturing utilized waterpower from Nine Mile Creek, which
borders the entire eastern boundary of the property.
The
Upper Crown Mill initiated operations with its first building
in 1848 and later grew to an expansive complex that occupied most
of the site (left). The mill's original manufacturing functions
were performed in a four-story brick structure located directly
along the bank of Nine Mile Creek with an adjacent four-story
brick building to support its warehouse and shipping demands.
Separate one- and two-story structures served as the storage area,
powerhouse, offices, and stable/garage.
Unfortunately, the original mill was demolished
in the late 1980s. Working from historic photographs, the property´s
new owners have created a multi-building,
mixed-use community to closely resemble the appearance and
layout of the original mill campus (right). As the project´s
historic centerpiece, the four-story
Manufacturing Building has been rebuilt along the creek in
the footprint of the original structure. Clad in brick over stone
foundations, it features window patterns, rooflines, and a five-story
entry tower that draw heavily from the mill´s original design.
Another important site improvement was a full-scale restoration
of the creek and its shoreline to their pre-industrial form. This
“rebirth” of the creek will benefit condo owners from
both an environmental and aesthetic standpoint, as it adds natural
beauty to the creekside setting and provides an enhanced aquatic
wildlife habitat. Click here

Recognition of the site´s historic integrity has been balanced
with the need to preserve its natural beauty and to ensure ease
of pedestrian access to the adjacent
downtown district of the village. As a result, site features
include paved sidewalks linked to the village sidewalk system,
a graded creek walk running the length of the property, indoor
parking, and a centrally located green area as a focal point for
outdoor gatherings.
Other amenities available to condo owners include an elegantly
furnished community room, fitness room, and easy access to
the brand new, state-of-the-art Marcellus
Free Library, which is located on-site!
